im at the peak level. really! haha.. ::

i chionged work these 2 days.

was working from 9am in the morning till 1030pm yesterday at home.. making a whole lot of phone calls and typing away.. bracing the short intense thunderstorms cast(ed cast got past tense right? erm.. or not?) by Boss.. you can imagine the wince on my face with a lot of saliva being splashed on me. haha.. :P

but at the end of the day i feel quite accomplished. my tummy fats are the evidence!! by products of sitting in front of the phone and computer all day..

i was at the office pretty early today.. on a short tuition on "how to retain your buyers".

lemmie recap... hmm..

okay.. there're 2 groups of buyers.
HDB and private. For the HDB type of buyers.. you have to appear knowledgeable enought to them. if you aren't.. just pretend. :P no lah.. as in, should the buyer calls you over the phone find out about

1. their budget
2. locality they want
3. are they PR?
4. can their family nucleus allow them to buy a house

then tell them to give you an hour or so, so that you'll get back to them.. and in the meantime, get ready all your notes.. and information about the places and tada.. you can call them and project your professionalism over the analog. tell them you have all the units in the area.. cos you're the specialist! haha.. no lah.. actually with the computer programme, you can specialize the whole singapore.

meanwhile, check out the place before you go, unless you're super familiar with the area.. familiar as in.. you know why type of units certain blocks have like whether its a whole block of 4NG or a mixture 4A and 3A units and how old they're.. you get the idea... so that you won't embarrassed yourself by saying the pool is in the direction you're walking to and in the end, you ended up at the sidegate.

while you're out with them.. feed them with nuggets of the interesting information about the town..insiders' news on the property.. like how come certain units sell at such a low price - people jump down from those units etc.
i.e serangoon is the smallest town in SG; tampines has the smallest population of 300k household. [i didn't know that!]

note flooring of each unit visited. usually customer would remember flooring. show the best unit first and should the owner express interest, try to propagate even more interest by asking after viewing each subsequent units whether should buyer want to offer for the first one. this is call.. pestering. okay.. euphemism: persistence/taking care of customer's needs. :P darn..

upon signage of option, should obtain a cert of deposit from the company to protect the customer's deposit. just imagine if the owner takes the deposit and runs off with it. there is no clause in the option saying the owner will have to return the deposit if he doesn't agree with the option. in case if you have no idea what is an option, its a piece of contract whereby an owner signs and gives the buyer 14 days to consider his purchase.

check the property tax, conservancy booklet, title deed or caveat to ensure that the seller's the owner.

and PRs.. please ONLY get lift levels.. or upgraded units. unless you'd decided you like that cosy little hdb 3rm so much when you can actually afford a condo. upgrading is not a joking matter.. lift or not. :P especially on a slow market.. you can be a few tens of thousands poorer. and upon receipt of the notification of upgrading.. you'll be subjected to 10% levy [a prima-facie-kinder word for tax] which is to be paid in.. cold hard cash.

okay, for the private sector.. its more or less the same. need to know a lot about the condo.. etc.. cept you wouldn't have to worry so much about the family nucleus thing and stuff.. as long as the buyer have the $$.

the elder one, comes home with an exorbitant bill [from calling his gf, i mean.. c'mon lah.. out of the $500 plus bills, how many of those minutes actually goes to me or my mom? -.-'] and a letter from sucker singtel [it ryhmes doesn't it?] threatening termination and demanding compensation from breaking its goddamn contract. okay. i can live with that. i mean.. everyone let's just save a bit and pay it off. when i ask him what is he going to do about it? he gave me this "bin" [hokkien for face] which makes me so want to smack the brains out of his butt. HARLO! [does a mean imitation of what we saw at the BUTS; okay not funny. and babe, haha.. i borrow your tai ci - "bin" part] uncle.. at least get your butt cracking to squeeze out the least bit of willingness to try to get it solved. don't give me the boh chup face and tell me that you don't even want to try find out when did you last upgraded your phone. your phone is cheaper cos it has a "price" dangled to it.. that is the 2 years contract.

you refused to adopt a proactive method to look for a job. outdoor sales too tough for you. office work is too boring. servicing customers' sucks.. its just boils down to attitude does it? and apparently yours sucks. *rolls eyes* at home like that.. outside also like that.. don't even want to try.. i have got nothing else to say already. say say say.. say also no use. ask your gf to foot your handphone bills lah.

the other one.. o level chinese is coming already.. im quite appalled.. i was never like that during o levels. i studied the entire day. or at least try to, despite i was out the whole day.. i was studying.. and this idiot, is busying watching soccer, playing his champion league on MY computer, listening to mtv/perfect 10 day in day out, comparing the latest gadgets his friends have, bugging me for a crumpler bag/whatever-is-the-latest-gadgets. even if i buy, it would be for myself. i think he's mad. even if i have the money.. i also don't feel like buying anything for him cos after helping him with signing a line and he screwed that up too.

im going to change password on his xp account and suspend mtvasia. bloody hell. maybe change it to an all news channel.

anyway, im not the exactly the easiest sister to please. and i don't do housework, have quite a lot of pimples and takes too much taxis.. but at least i think and i still strongly believe ive got more common sense and more investible value and can handle my bills better. YES! even at your age! am super pissed. :(

sorry to end this on a bad note. i just need to expose! them. :@ *points middle fingers everywhere*
